East Side
Hilo
The island's biggest town, with a real downtown, a university, and the most house you will get for your money anywhere on the Big Island.
The honest read
What it is actually like
Hilo is a working town with genuine architectural character. The historic downtown along the bayfront survived because the sugar economy left before anyone got around to redeveloping it, and the result is blocks of early twentieth century storefronts now full of restaurants, shops, and the Saturday farmers market.
The University of Hawaii at Hilo, the medical center, and the port make it the economic anchor of the east side. Housing runs from restored craftsman homes in the older neighborhoods to newer subdivisions upslope, at values well under the west side.
It rains. That is the deal, and it is why everything is green. Buyers who want a real community with a real downtown and are not chasing sunshine often find Hilo is the one that fits.
