What it is actually like
Kohala Ranch is large enough that talking about it as one place is misleading. The Heathers sit highest and coolest with sweeping ocean panoramas, the Meadows and Summit occupy the middle elevations, and the lower parcels run warmer and drier toward the coast.
It is a gated community with its own roads, and lots are big. What you are buying is a long view, dark skies, and space between you and your neighbors, with the Kohala Coast resorts and beaches roughly fifteen minutes down the hill.
Because elevation changes so much across the property, two listings a mile apart can offer completely different daily weather. Worth touring more than one before you decide which band suits you.
